Rock bottom hits when I get a DUI and Sheriff Joe Arpaio (‘America’s Toughest Sheriff’) locks me up for a month in his “Tent City” jail.
I lost everything.
And then something happens that begins to turn things around for me.
My girlfriend is pregnant!
Having a child on the way motivates me to start over and rebuild my life, so I go back to work as a real estate agent.
It was tough: I’m selling houses full-time and taking care of my six-month-old, barely keeping it together.
A local real estate investor says he’ll pay me a
3% commission for any good deals I find him.
So I start driving neighborhoods and meet a woman with a fixer-upper who wants to sell for $180,000. It’s an amazing opportunity for a remodel, so I take it to the investor.
At closing, I look at the paperwork and I’m confused by two things: One, the investor is NOT the one buying the property… and, two… he’s getting an “assignment fee” of $40,000! (My commission is only $5,400!)
I ask him about it. He says, “I wholesaled it to somebody else.”
“But how do you sell something you don’t own?” I ask.
“I own the contract,” he says.
I was catching on. “Okay, so if I own the contract, could I do that?”
He smiles and says, “Yes.”
Learning I could wholesale lit me on fire, and I wanted to know everything about it.
I searched “wholesale real estate” on iTunes and discovered Tom Kroll and The Wholesaling Inc. Podcast.
Tom was THE industry expert. He gave me the instruction I needed to succeed. He simplified everything and didn’t skip any steps.
And that’s when my college football days kicked in (free safety for NAU) and I knew I’d win by executing the basics, one play at a time.
I took massive, imperfect action. And got super proactive.
By 2017, I met and married the love of my life… was back living in a beautiful home… and was blessed with another child. Plus, I settled my $742,000 debt!
That same year, Tom Kroll asked me to start hosting The Wholesaling Inc. Podcast. I was excited to share an incredible marketing strategy I had mastered: COLD CALLING!
Back then, nobody was cold calling. Everyone was doing direct mail, bandit signs, and PPC. But I knew cold calling was a game-changer, so I started showing other wholesalers how to do it.
Today, my wholesaling business still makes over a million dollars per year, and I’ve personally worked with thousands of wholesalers in my Elite Coaching program.
But my favorite measure of success are the incredible testimonials I get from TTP students and alumni showing off their checks and saying “thank you so much” and “I couldn’t have done it without you!”
The big driver for me is helping people change their lives by wholesaling.
